Market Summary - End of March 2026

Metro Vancouver’s March 2026 housing market remained relatively subdued, with 2,032 residential sales recorded, down 2.8% from March 2025 and nearly 32% below the 10-year seasonal average. New listings also declined 10.3% year over year to 5,792, while total active listings edged up 1.6% to 14,774 and remain 38% above the 10-year average. Overall market conditions appear fairly balanced, with the sales-to-active listings ratio sitting at 14.2%, suggesting prices are not under strong pressure in either direction. GVR notes that while overall demand remains soft, there is an emerging split within the market, with detached homes showing signs of strength while multifamily segments continue to lag.Prices across the region are generally lower than a year ago, though month-to-month changes were modest. The composite benchmark price for all residential properties was $1,104,300, down 6.8% year over year but up 0.4% from February. Detached homes stood out with sales rising 8.3% to 571, even as benchmark prices fell 8.2% annually to $1,854,800. Apartment sales dropped 7.8% to 999, with benchmark prices down 7.8% to $706,700, while attached home sales fell 5.5% to 446 and benchmark prices declined 5.7% to $1,047,100. Looking ahead, GVR suggests that geopolitical tensions and rising bond yields could put upward pressure on fixed mortgage rates, potentially dampening buyer demand through the spring market.That said, while the published data does not yet fully reflect a meaningful shift, many Realtors are reporting noticeably busier activity on the ground. There is a sense that this is a market that wants to turn and may be ready to shift, but for now broader economic headwinds are still having the stronger influence. Buyer interest appears to be building, yet uncertainty around rates and the global economy continues to keep that momentum from fully translating into stronger sales numbers. With Spring Break over, it will be interesting to see how many buyers shift their focus back to Real Estate.
